1. Where to find it
The Housing hub lives at /dashboard/housing. Reached from the Money hub → Housing tile at the top of your money surface. If you filled in rent or mortgage during onboarding, you’ll see a “Complete your details” prompt there and a get-started nudge on the main dashboard.
2. Add a mortgage — three ways in
Scan a statement is fastest. Tap + Add mortgage, choose Scan, photograph or upload your last bank statement (or paste a screenshot). NestWise reads the lender, interest rate, current balance, repayment amount + frequency, and next repayment date. You confirm before saving. The photo is never stored — it’s sent to Claude Vision, the numbers come back, the file is discarded.
Fill in manually works too — just address / repayment / frequency to save. The rest (lender, rate, balance, purpose, offset) is optional and can be added later.
Complete your details is what you’ll see if we auto-created a rough mortgage bill from your onboarding. Tapping it opens the same form pre-filled with your weekly amount — you add the depth.
3. Add a rental (tenancy) — same shape
Below the Mortgages section, tap + Add rental. Same scan / manual choice. NestWise reads the landlord or agent, property address, bond amount, lease dates, rent amount + frequency. Confirm and save. Bond authority reference + rent review date are optional but useful for later — they drive the “lease ends in 60 days” nudge and the “rent review coming up” watchpoint.
4. Investment properties — multiple mortgages
Own three properties? Add three mortgages. Each gets its own card on the Housing hub with property address, individual rate + balance, own drift alerts. Purpose picker (Owner-occupier / Investment) drives future tax-time depreciation and interest-deductibility features.
5. Attach documents
Every mortgage + tenancy card has an Attachments section (open a card to edit and scroll down). Add the contract, latest statement, insurance certificate, lease agreement, entry condition report — anything worth keeping alongside the record. Take a photo, choose a file, drop a PDF. Files are kept in your private NestWise storage (owner-only RLS).
6. How it flows through the rest of NestWise
- Bills list — a matching bill row auto-appears with your repayment amount + next due date. Kept in sync when you edit the mortgage.
- Cashflow — repayments hit the 12-month forecast.
- Rate reviews — once we know your rate + lender, we’ll flag when your rate has drifted materially above market (Phase 2, coming).
- Lease-end watchpoint (tenancy) — 60-day countdown so you know when to renew or move (Phase 2, coming).
7. Update / archive
Tap any mortgage or tenancy card to edit every field inline. Changed lenders? Update the fields and hit Save — the shadow bill row updates too. Sold the property? Tap Archivewith a confirm; the record stays on file for tax history but drops off active tiles.
8. Privacy + accuracy
Statement photos are extracted then discarded — never stored. Attachments you save to a card ARE stored (that’s the point) and are owner-only RLS. Every calculation NestWise runs against your mortgage uses the numbers on the entity, not any AI-inferred value. If we get something wrong, it’s a bug — report via the “? Ask” widget or email hello@nestwise.net.au.
